For my blog today I wanted to speak with Roseville and Sacramento homeowners who have a PNC mortgage about their options for avoiding foreclosure. PNC is notorious among Roseville and Sacramento agents for being very difficult to negotiate with but thankfully I have had success getting short sales approved with their staff. In fact, I recently received a short sale approval through PNC for a Roseville and Sacramento homeowner in only twenty eight days. This particular client had a home equity line of credit as their second mortgage through PNC and these are generally harder to get approved than a traditional mortgage. When there are multiple loans out for a home each individual lender, or lien holder, must agree to the short sale and the terms that are outlined. So in order to have all deficiencies waived each lender must accept the selling price as payment in full for the debt they are owed. This short sale approval was a big help for my client and gave me the knowledge to get fast approvals with PNC in the future.
