Recent Short Sale Success With Wachovia

Today I wanted to talk about a recent success with Wachovia on a condo in Auburn. This particular seller had a very large mortgage and probably the most difficult piece of this was the homeowner’s association lien. That lien was up to $16,000 in back paid fees. That’s typically a very difficult situation especially when your price point is $70,000. In this case I’m getting Wachovia to contribute to the lien. The buyer is also contributing and we’re moving towards closing this short sale. I just wanted to tell you that I highly recommend you keep your HOA current; in this case, it was unavoidable. The seller was unable to do that because they were in an extremely difficult situation. I’m very happy to tell everyone that this particular short sale just goes to show that there is a possibility to get out of a bad situation. Wells Fargo & Wachovia Short Sale Help Is Only A Phone Call Or E-Mail Away

For my blog topic today I wanted to discuss working with Wells Fargo Bank, ASC, or Wachovia Bank on a short sale file and some of my recent experiences. The reason I list three different banks is because Wells Fargo is the parent company of the two smaller companies and all three are essentially under the same umbrella. Wells Fargo is great to work with on a short sale, especially if they own the mortgage and are not just servicing it. Wells Fargo does do a large amount of servicing for Fannie Mae and Freddie Mac and those files will often taken longer due to a separate investor. Both Wells Fargo and Wachovia have a large presence in the Roseville and Sacramento area and I know that many homeowners have their loans through one of these two banks.

I can provide you with the tools and resources you need to successfully short sell your home. Do you have a mortgage with Wachovia? Wachovia is a division of Wells Fargo, but they are still servicing their own home loans as a division of Wells Fargo. If you have a mortgage with them and are considering a short sale, here is some information to assist you as you head into the process.

A lot of clients ask me if they are an easy bank or a difficult bank to work with in a short sale situation. Overall, I would say they are fairly easy to work with. I’ve gotten a lot of short sales completed with them. One thing I will say is that if you are owner-occupied in the house and you are in the house, they sometimes will offer you a relocation incentive. The other thing that is nice about Wachovia is that they have a streamlined process for short sale approval; I won’t necessarily need all of the documentation that I might need if your loan was with Wells Fargo or Bank of America, for instance. There are lots of benefits to working with Wachovia and, in addition, they tend to process things rather quickly and I can get approvals and get them closed for you in a short amount of time.
