Hi this is Mark Peek with Keller Williams Real Estate, one of Roseville and Sacramento’s leading short sale teams. I want to talk to you today about short sale hardships. You may have a hardship that may not follow the investor guidelines but are perfectly able to complete a short sale. You may be wondering what I mean by that. Some of the guidelines that we have run into recently where we have been successful at getting around are those due to relocation. Guidelines are just that; they are guidelines and that doesn’t mean they are written in stone and you can’t find ways around them. It’s about providing the proper documentation to make sure that you can get the approval that you need to close your short sale. Just because you may think a short sale may be impossible because you may not qualify, there have been many instances where people thought they wouldn’t qualify for a short sale and after looking at their paperwork we were able to get it done.

If you have any questions about your specific situation, feel free to give me a call. Just because you think that a short sale is impossible, doesn’t necessarily mean that it is correct. For the most part, most of the hardships that I am seeing lately are not so extreme. In fact, some of them are not extreme at all. It’s really up to the bank. It’s a decision and what we have to provide to the bank is a realistic outlook on what they are going to net. That’s the most important thing at the end of the day; how much is the bank going to net on a short sale versus foreclosure. Sometimes that’s enough to get it approved.
